Programme Dashboard·Project Charter
THE HOUR

A working session, not a presentation.

01
You've read the page
–  the charter went out in advance; we won't re-read it to you
02
We ask, you correct
–  goal, scope, and risks, validated or changed by you
03
You show us the BRM
–  the review as it actually runs today, warts and all
04
We leave with a signed page
–  the blanks filled, and the build cleared to start
THE GOAL

Have we understood it correctly?

FROM THE CHARTER

To reduce the corporate time spent turning each property's monthly Business Review pack into analysis and questions worth asking, from [baseline] to [target] per property, with [ten, proposed] properties processed end to end by 31/07/26.

July is the proving month. From August it is simply how the BRM runs, month in, month out.
TO THE ROOMWe propose ten by month end. Is that the right number, and the right ambition?
THE PORTFOLIO

Pick the July list.

TO THE ROOMWe propose ten. How many, and which ones, prove it best?
SCOPE

What's missing, and what shouldn't be here?

IN
1July: [ten, proposed] properties end to end, one first to prove the pattern
2August on: business as usual, every month
3Packs read exactly as they arrive today
4Outliers vs budget, last year, and forecast
5Questions drafted; the named reviewer approves and sends
6Phase 2: per-hotel reports and a heat map
OUT
1Any change to how properties prepare or submit packs
2GM, owner, or property-level access
3Anything sent automatically
4All other modules: SOPs, intranet, owner-pitch, LOI to HMA
TO THE ROOMThe clay is still wet today. Shape it now; after today, new ideas join the backlog.
THE BLANKS

Five things only you can fill in.

1
The July list
–  how many properties (we propose ten), which ones, and which goes first
2
The baseline
–  how long a pack takes to work through today, honestly
3
The target
–  what good looks like by 31 July
4
The reviewer
–  who reviews and sends: Jad, Bani, Neil, or a mix, and in what order
5
The counterpart
–  the named person we build with day to day
TO THE ROOMFilled here, written into the charter, signed. Then we start.
RISKS

What are we not seeing?

Format variance

Packs differ across Hilton, Marriott, IHG, and Wyndham, plus owner-specific modifications. We confirm the variance before widening.

Owners' data

BRM data sits under HMA confidentiality. Our recommendation: Claude Team accounts in Aleph's name – the commercial tier below Enterprise – training off, contained by default.

Warehouse migration

What is the migration timeline? We'd rather map the dependencies now than discover them in August.

You're travelling

The three of you are away over the coming weeks. Discovery leans on GM interviews and written readbacks; nothing waits on a meeting.

TO THE ROOMWhat would you add? Naming a risk costs nothing. Missing one does.
FROM HERE

The work fits around your travel.

THE COMING WEEKS
Data lands
Six simple forwards, plus any emails that told the GMs how the process works; those tell us more than a mapping workshop would.
GM interviews
Five to eight, starting with the Marriott Marquis Dubai Creek and the Hilton Dubai Creek Hotel & Residences, then your biggest fee earners and trickiest owners.
Build starts
Written readbacks as we go, timed to suit your diaries.
WHAT WE NEED
1The counterpart and the reviewer, named today
2Six simple forwards – our data request, each item under a minute
3A short introduction note to the GMs we'll interview – and tell us how to route diaries: through Zhaira, or direct
TO THE ROOMThree quick sends, from wherever you are. Could they land this week?
